Set within an 800‑acre nature‑friendly estate near Kirriemuir, Kinclune allows families and friends to spend time together while still enjoying their own space and privacy. Guests can gather in Kinclune House, while additional cottages nearby ensure everyone stays comfortably across the estate.

The second, adjoining double bedroom benefits from a zip and link bed (king or twin setup). It shares use of the master ensuite shower room so is best suited to a family group. The room retains the original fireplace and enjoys a view of the garden, ‘the bothy on the green’ and the resident livestock or ponies (depending on the season). Small Events at The Arches

Kinclune Estate offers a beautiful and flexible setting for small private events held alongside your group stay. Whether you are marking a milestone birthday, hosting a family dinner, planning a wellness retreat or gathering friends for a relaxed celebration, the estate provides a warm and welcoming backdrop for memorable occasions.

The Arches Venue, located within the Victorian Courtyard Steading, is available for private hire and can host around 50 guests for seated dining or up to 72 guests for a more informal celebration. With its characterful stone architecture, modern facilities and peaceful rural surroundings, it is an ideal space for intimate events during your stay.

Groups staying across the estate can gather in Kinclune House for smaller celebrations, while The Arches offers additional space for larger dinners, workshops or relaxed evening gatherings. We can also recommend hand‑picked local accommodation for larger gatherings.

FAQs

Are all of the bedrooms ensuite?

Kinclune House & Annex
The Kinclune House master has ensuite facilities. The remaining 4 bedrooms in the main house have the use of 3 bathrooms just across the hall. The house is a historic listed building with lovely proportions and features which do not lend themselves to ensuite facilities, but all of the house’s 3 bath and 3 shower rooms were beautifully renovated in 2023.

1. Kinclune House Master or Honeymoon Suite – ensuite shower room and a separate bathroom and dressing room featuring an extravagant, freestanding double ended 1800mm bath.
2. The Turret Bedroom – private, spacious Turret Shower Room just a step across the hall.
3. The Tower Bedroom – private Tower Bathroom, in the room opposite, featuring a roll-top, claw-footed bath and separate luxury walk-in shower.
4. Tawny and Beech share a family bathroom next door with an 1800mm traditional steel bath and hand-held shower.

There is an additional cloakroom downstairs.

The two Annex bedrooms are suitable for a couple or a small family, with the master bedroom having an ensuite shower room and Bedroom 2 using the same facilities.

Grieve’s Farmhouse
The ground floor Grieve’s Master Suite has an ensuite shower room. Bedrooms 2 and 3 share the family bathroom.

Curlew Cottage
Curlew Master Suite has an ensuite shower room. There is a second shower room conveniently located next to Bedroom 2.

Kestrel Cottage
Bedrooms 1 and 2 share a shower room.

Are there any bedrooms downstairs?

Kinclune House & Annex
No, all bedrooms and bathrooms are on the first floor in Kinclune House and Annex. There is a downstairs cloakroom. Please note, the Annex stairs are steep; we have provided stair gates for your safety.

Grieve’s Farmhouse
There is a ground floor Master Suite bedroom with ensuite shower room. Two bedrooms and a family bathroom are located upstairs.

Curlew Cottage
Step-free and single level accommodation with 2 bedrooms and 2 shower rooms (one ensuite).

Kestrel Cottage
Step-free and single level accommodation with 2 bedrooms and 1 shower room.

Can I bring my dog?

Yes, Kinclune is a dog friendly holiday location. There are lots of lovely places to walk on the Estate and in the local area. For the more adventurous, Kinclune is within easy reach of the Angus Glens and Cairngorm mountains.

Kinclune House & Annex
We welcome up to 4 dogs in Kinclune House and Annex: 2 in the main house and 2 in the Osprey Annex.  With its sweeping garden landscape, Kinclune House & Annex is a wonderful retreat for you and your dogs.

Grieve’s Farmhouse
Up to 2 dogs. Grieve’s Farmhouse has a spacious and enclosed garden.

Curlew Cottage and Kestrel Cottage
Up to 2 small dogs in each cottage.

Can we have our shopping delivered?

Yes. Tesco in Forfar will deliver to Kinclune House and Grieve’s Farmhouse. You should be able to book a one hour slot so that your food shop arrives when you do. We may be able to unpack it for you before you arrive.

There’s also a good selection of shops in nearby Kirriemuir and Forfar for those little things you may forget to order!

Can you accommodate extra overnight guests, e.g. on guest beds?

No. The maximum capacity of our properties is dictated by the terms of our holiday let licence, fire safety regulations and our fire risk assessment. For this reason, no additional guests can be accommodated.

14 guests (10 persons in Kinclune House, including children; 4 persons in the Annex, including children). Up to 2 infants under the age of 1 can, additionally, be accommodated in travel cots.

Grieve’s Farmhouse

Curlew Cottage
4 guests, including children, but excluding infants under the age of 1.

Kestrel Cottage
4 guests, including children, but excluding infants under the age of 1.

Can you accommodate single occupancy?

Yes, if individual guests would prefer a bedroom to themselves, our capacity is as follows:

6 individual guests across 6 double bedrooms, with 5 bathrooms (2 ensuite)

Grieve’s Farmhouse
3 individual guests across 3 double bedrooms, with 2 bathrooms (1 ensuite)

Curlew Cottage
2 individual guests across 2 double bedrooms, with 2 shower rooms (1 ensuite)

Kestrel Cottage
2 individual guests across 2 double bedrooms, with 1 shower room

Alternatively, we can offer twin setup in 10 bedrooms across the 4 properties – accommodating 23 single guests in total.

Do you provide catering for our stay?

All of our properties are booked on a self-catering basis, but if you want to relax and put your feet up, we can arrange affordable catering for some or all of your stay. This can include having simple, home-cooked meals, such as steak pie, lasagne or stovies in the oven ready for your arrival. A local chef can cater for you in-house for occasions such as birthdays or anniversaries. We can also highly recommend fantastic local suppliers of celebration cakes. For very special events such as engagements, weddings and anniversaries we work with some of  Scotland’s best caterers and private chefs, so please get in touch.

Do you provide logs for the fire?

Yes. There is nothing better than spending evenings in front of the fire. Kinclune House and Annex has 1 open fire and 3 wood burning stoves! We will supply you with a starter pack of logs for each fireplace, but please get in touch if you require more during your stay. There is a small charge for this service. We manage our own woodlands sustainably, and produce our own logs, but bear in mind that it is not environmentally sustainable on a large scale.

Kinclune House offers 5 double bedrooms with the following bed setup options available:

Please note: there is only one shared shower room off the master bedroom. For this reason the annex is, perhaps, best suited to families.

Is Wi-Fi available?

We provide free Wi-Fi; you will find the password in the welcome pack. Due to our rural location we do not have fibre broadband but rely on a local wireless internet provider.

We provide Smart TVs in all our properties. Kinclune House also has Sonos speakers so that you can stream your own music.

Please note, we receive an excellent wireless service, given our remote location, but bookings should not be made if they are wholly reliant upon uninterrupted, high-speed Wi-Fi.

What is the distance between the holiday homes?

The four holiday homes are conveniently grouped within 60 metres of each other. Kinclune House and Grieve’s Farmhouse have private, enclosed gardens. The Steading cottages have shared private use of the courtyard when booked for holidays.

What is the maximum capacity of Kinclune House and Annex?

The maximum occupancy is 14, between the house and annex, including children, but excluding 2 infants under the age of 1.

Kinclune House accommodates 10 guests, including children, but excluding 2 infants under the age of 1.

The Osprey Annex accommodates up to 4 guests: 2 in the master bedroom; and 2 in the adjoining room, sharing the master ensuite. For this reason, the Annex is best suited to family groups.

The Osprey Annex may not be suitable for those with infants or tiny toddlers due to the steep staircase, although a stair gate is provided.

Please inform us of the number and ages of guests at time of booking so that bedrooms can be set up accordingly.

Are fireworks allowed?

To protect Kinclune’s peaceful surroundings and safeguard our animals and local wildlife, fireworks are not permitted on the estate.

Can I charge my electric car?

Yes, there is an EV charger at Kinclune House (for use by guests staying at Kinclune House & Annex) and another charging point at Kinclune Steading. EV chargers must be booked in advance and incur an additional cost.

Note: Charging stations are also available in Kirriemuir and Forfar.

Can I host my party at Kinclune?

Yes, Kinclune is a truly wonderful place to celebrate.

Our stunning, newly renovated Kinclune Steading offers an exclusive-use venue for up to 120 guests. With accommodation available for 28 guests across four properties, Kinclune is perfect for large groups, special celebrations or corporate events.

With its spacious public rooms, Kinclune House is ideal for intimate celebrations.

Please contact us to find out more or if you would like to host a special event during your stay. There is an additional fee for hosting an event.

Please note: It is a breach of contract to host an unauthorised party. The owners live on the estate and will shut down any unauthorised parties and your guests will be removed. The maximum number of overnight guests at any of our properties must not be exceeded. Additional party or event guests must also be notified to us at time of booking.

Can you accommodate stag or hen parties?

Kinclune is not suitable for stag parties.

Is Kinclune private and exclusive use?

Our four properties are located on Kinclune Estate, an 800-acre private estate.

Curlew and Kestrel Cottages are located within the beautifully restored Victorian Kinclune Steading. Kinclune Steading Courtyard is a magnificent 320m² Victorian courtyard with ample outdoor seating, fire pits and festoon lighting. During holiday use by Curlew and Kestrel Cottages, Kinclune Steading is not available for events.

Is parking available?

Kinclune House & Annex
There is a large parking area to the rear of the house for up to 6 cars.

Grieve’s Farmhouse
Parking for 2 cars within the farmhouse garden gate.

Curlew & Kestrel Cottages
Dedicated parking space for 1 car per cottage. Please let us know if you require an additional parking space. Please note: No parking is permitted within the Steading Courtyard.

 

What are the arrival/departure times?

Arrival time is usually from 4pm, but please get in touch if you would prefer an earlier arrival and we will try to accommodate you. Departure is 10am and this must be strictly adhered to so that we can prepare for subsequent guests.

Can we walk on the farm?

Kinclune is a magnificent rural estate with miles to explore, but please be aware that it is also a working farm. We breed cattle, ponies and sheep and they can be protective of their young. Do not walk dogs in fields with livestock. We run part of the farm as a nature reserve for rare birds and we would love to show you where you can see our wildlife, including the Ospreys, with the minimum disturbance.
